LANDLORD ELECTRICAL SAFETY CHECKS AND EICRS
Landlords in England must have the electrical installations in their rented properties inspected and tested by a properly qualified person at least every five years. The resulting report is usually an Electrical Installation Condition Report (EICR).
A copy of the report must be given to an existing tenant within 28 days of the inspection and to a new tenant before they occupy the property. If remedial work or further investigation is required, it normally needs to be completed within 28 days, or sooner when the report specifies a shorter period.
